Subdividing Your Land to pay off your mortgage:

Subdividing the land has nothing to do with the mortgage itself. Here's why.

You can still go through and obtain all relevant plans and permits for your property and even start building when you have a mortgage.

Each lot you create in a subdivision are still mortgaged. You are able to sell one of the parcels of land off, however in order to sell one you will have to pay off the entire balance on the note. One way you can avoid paying the balance on the note is by creating a partial release clause within your mortgage.
In order to sell the parcel of land that you have created will require negotiations with your lender to only pay a portion of the note balanced.

You might also want to refinance after the subdivision is created since the value of the land would have increased. If you do refinance, we strongly urge you to obtain a partial release clause within your mortgage for an amount lesser than the amount that you will sell the lots for.
